The general conditions are showned into the renting contract.
We draw your attention on the following particular points:
Use :
Both rooms are in one three details independent whose living room is not a part of the rent.
Involving an apartment in a building, the usage of this apartment has to be made according to the regulation of co-ownership; in particular, any noise is forbidden after 22 hours.
As regards the use of an apartment by two tenants, each has to watch not to disturb the other one. For that reason, the possible guests (limited to 2, except particular demand)
cannot come before 8 H A.M. and will have to leave at 10 H P.M. at most.
The sound level of each room will have to respect the other tenant..
The owner reserves the right to reach the kitchen (door of service) to read the electric meter, every month end.
The building is locked and the apartment has an alarm. A garage with closed cycle is available on the first floor.
There is a rubbish chute in the floor.
Financial conditions :
Any firm booking comes along with the payment of the first month of rent
(which corresponds to the first month of effective occupation). In case of later cancellation, the amount of this first month will remain due, except when another tenant rents the room during the same period..
The tenant must have a garantor leaving in france who will pay the amount of the rent in case of tenant failure (see model in appendix).
It is not about a corent, every tenant being responsible only on behalf of its rent.
Housing gives right to the new "housing help" (Child Benefit Office ), on request with this one (under conditions for the students from out of European Union (UE ou EFTA) , Iceland, Liechtenstein, Norway or Switzerland).
The rent is made until May 31st in a firm way (except case of absolute necessity independent of the schooling). In case of departure before this date, the staying sums until May 31st remain due, except if another student rents the room.
Every begun month is due in its completeness. The rent comes to an end at the latest on June 30th.
The room can be reserved for the next year, without paying the summer months.
You have to leave the house in a state of cleanliness similar to the one that you found by arriving (a vacuum cleaner is supplied for that purpose).
Because you are two occupants, a movement is made for the common parts (Bathroom , W.C., kitchen, corridor, terrace) (see in appendix the service contract which distributes work).
A deposit to the amount of two months is asked (in the form of uncollected check) and restored at the end of stay, after inventory of fixtures.
A deposit for the cleaning and one for the remote control of entrance are asked (in the form of 2 uncollected checks) and restored at the end of stay,
after delivery, back of the remote control in working order and inventory of the flat.
Sheets, linen and crockery are not supplied. The bedding has drawsheets.
Animals are not allowed.

If you make a firm reservation by mail, please, send the following documents :
- contract signed in 2 specimens,
- guarantor's declaration,
- photocopies of : * your identity paper or your /student card,
* of your visa "long stay" in France (students coming from out of U.E. ou EFTA),
* last 2 payrolls of your guarantor,
* identity paper of your guarantor,
- a one month of hiring payment (www.westernunion.com). (see the financial conditions above concerning this amount
which corresponds to the first month of effective occupation, months of anticipated reservation not owed)
